Pet Friendly Properties

In 2009 the Dogs trust will be launching a campaign to promote ‘Lets with Pets’.

Michael Tuck Lettings, based in Gloucester & Cheltenham are very keen to promote available properties that will accept pets, as it can be quite a stressful time moving house and trying to find alternative accommodation for the family pet.

The common myth ‘All pets damage property’ is sadly a vast exaggeration on reality and it is often the case dogs can help protect a home from intruders and not cause damage to properties.

Responsible pet owners will often clean the property more often and providing dogs have regular exercise and access to a garden the home should not suffer the dreaded ‘pet smell’ that can be a associated when owning a dog.

Any tenant wishing to rent a property with a dog is now asked to complete a short questionnaire to help landlords decide whether they feel the property they are trying to rent out would be suitable for the type of dog hoping to move in.

Michael Tuck Lettings are hoping this campaign will also help promote better welfare for animals and encourage pet owners to think about how long the dog will be left alone whilst at work and also where they plan to exercise it.

To help protect landlords Michael Tuck Lettings ask tenants to pay a deposit before renting which is protected for both parties through ‘The Dispute Service’ and if any problems do arise and cannot be settled immediately an independent arbitrator will make a judgement based on the facts presented which does give extra protection for both landlords and tenants

Is your Letting Agent an ARLA member?

Is your Letting Agent an ARLA member?

Using an agent that belongs to a professional body gives landlords and tenants peace of mind. The Association of Residential Letting Agents, ARLA, is the only professional body that is solely concerned with the self-regulation of letting agents and for nearly 25 years has been actively promoting the highest standards across every aspect of residential lettings and management in the Private Rented Sector.ARLA is viewed by government, consumer groups, academia, think tanks and the media as the leading voice in the industry. ARLA members are seen as being at the forefront of the Private Rented Sector, ready, willing and able to comply with existing and anticipated government legislation.ARLA members successfully create, on average, over a quarter of a million new tenancies a year as well as arranging the renewal or extension of thousands more of existing tenancies every month.

Why should a Landlord or Tenant seek out an ARLA Member?
Probity and Protection - ARLA leads the industry in setting and regulating the highest standards in the industry and demands certain levels of professionalism and commitment to customer service from its membership.ARLA members are required to work within a robust Code of Practice, which covers the key stages in letting and managing a property. There are comprehensive membership Byelaws which include compliance with such issues as:

- Handling and accounting for Clients’ money;
- The mandatory ARLA Client Money Protection Bonding Scheme;
- Professional Indemnity Insurance;
- Dealing with Complaints and Disciplinary Procedures.
ARLA members are required to employ a minimum of at least one member of staff, in any office, who holds a suitable industry qualification, recognised by the Association.ARLA keeps it members up to date with changes in legislation and provides wide-ranging training and guidance to help members understand and interpret all aspects of letting and managing a property.

Ian Lazell, Director of Michael Tuck Lettings believes it is vital all agents are registered with a professional organisation such as ARLA that actively promotes good working practise and are the voice for individual agents to express their views on how to improve standards within the industry and government legislation.

With the increase in letting agents opening during a rising market it is essential a good standard of working practise is implemented from the beginning and using an established ARLA trained agent with the experience to deal with any potential problems is in his opinion vital.

ARLA membership details can be seen at http://www.arla.co.uk/

Michael Tuck Worcester Win Top Lettings Office for September 2008

It was celebrations all round for the Worcester Office of Michael Tuck Lettings after record figures during September earned them ‘office of the month’ award.

Since Leanne Cliff was promoted to manager of the Warndon Villages Office in March 2008 the office has seen over 25% growth in business.

Ian Lazell, Director of Michael Tuck Lettings is very proud at what has been achieved in Worcester and says the success is due to Leanne’s hard work, customer skills and having a strong support team in the office to help cope with such an increase in work. This year has been fantastic for us as a company and the success in Worcester has certainly helped the company grow despite what is happening in the economy.

Leanne collected her achievement award at a recent sales meeting based at the companies head Office in Gloucester where there is a dedicated team of staff, fully trained in accounts and property management working hard to ensure landlords are paid their rent without delay and all their legal obligations are adhered to.

If you are thinking of letting your property and would like to a free valuation you can contact Leanne on 01905 757709.
