New Home Information Pack Legislation

From April 6th 2009, if you're involved in selling a home there are changes you need to know about.

From this date, important changes are being made to Home Information Packs. Estate agents and other property professionals will need to understand them to be able to advise sellers and potential buyers.

The current first day market exemption will come to an end, meaning that the basic HIP must be available before the seller can begin marketing their property. Local searches can still be included in the HIP up to 28 days after the first day of marketing.

The new Property Information Questionnaire will be a compulsory document for inclusion in the HIP. The PIQ is designed to be completed by a seller, providing simple, useful information about a property. This can help to inform prospective buyers' decisions about whether to view, or make an offer on a particular property.

In addition, the use of insurance in personal searches to cover missing data will end. Every property search in a HIP must now contain all the required search information.

These changes are being introduced to Home Information Packs so that better information is available at the beginning of the home buying and selling process, and before buyers incur costs. Informed choice by buyers at the start can help reduce delays later on and wasted time for sellers.

PERSIMMON HAS GLOUCESTER COVERED

Pets Corner Success


Since launching ‘Pets Corner’ in 2008 as an integral part of the Michael Tuck Lettings full page advert in the Citizen there has been a significant increase from both tenants and landlords expressing their gratitude of highlighting the importance of keeping pets within the home.

It is sometimes very difficult for tenants to find a suitable property that will allow them to keep their cat or dog at home and many of these animals have either been given to a family member or put in an animal shelter ready for adoption.

Michael Tuck Lettings are pleased to announce they have developed a close working relationship with local firm ‘Animals at Home’ to help tenants look after their pet whilst out of the home for any reason.

Animals at Home is a national pet care company with an excellent reputation," says Ian Lazell, Lettings Director. "The Gloucestershire franchise was set up in 2006 by Jean Kendrick and Wendy Bolton to offer, for example, dog walking and pet visiting services for owners who cannot manage to be at home during the day; house-sitting whilst owners are away on holiday or business; and animal transportation should help be needed in taking a pet to the vets, kennels / catteries or airport – or simply with relocating, nationally or abroad.
